The goal of the house rules is to ensure a pleasant, safe and professional environment for all users of the UNIPROMET building. In order to maintain a quality common space, we ask all users, tenants, visitors and employees to respect the following rules:

1. Professional and responsible behavior

The building has a working atmosphere, so please treat other users, employees and the space with respect and consideration. Harassment, discrimination or behavior that disturbs other users is not allowed.

2. Noise and telephone conversations

We ask that the noise level be appropriate for a business environment. Please make telephone calls in a way that does not disturb other users. In common areas, it is necessary to respect the peace and working atmosphere.

3. Using the Internet and network resources

The Internet and network resources are available to all users and should be used responsibly. Activities that significantly load the network should be coordinated beforehand. Downloading, sharing or using content that violates legal regulations or copyrights is not allowed.

4. Responsibility for private matters

Users are responsible for their private belongings and valuables. Please do not leave personal items unattended. The building management is not responsible for lost, damaged or stolen items.

5. Use of space and common contents

Users of business premises are obliged to announce special events and activities that may affect other users of the premises, as well as activities that involve increased noise, the presence of a large number of people or other circumstances that may disrupt the normal working regime of the building, at least 24 hours in advance via the building’s notice board.

Rooms for meetings and events are used according to previously agreed dates and purpose. Please respect the schedule of use and reserved times.

6. Works, alterations and maintenance of business premises

Renovations and adjustments to business premises may be carried out exclusively in accordance with applicable legal regulations and with the prior consent of UNIPROMET.

It is not permitted to carry out any work on existing installation systems in the building (electrical, water, sewage, internet networks, etc.) without the prior consent of UNIPROMET.

When carrying out construction or other works, business premises users are obliged to take into account other building users, avoid creating excessive noise between 8:00 and 16:00 on weekdays and take measures to reduce disruption to daily work in the building.

7. Access and control of common systems

Business premises users are obliged to allow authorized persons of UNIPROMET, in their presence, to inspect the business premises, common parts and devices in the building they use, in the event of damage or the risk of damage. In case of emergency, users are required to respond to UNIPROMET’s call to prevent or minimize damage.

8. Maintaining cleanliness and order

Each user is required to keep the space clean and tidy and to leave it in the condition in which they found it after use. Waste must be properly disposed of in the bins provided for that purpose. A user who causes damage to or damage to property is required to compensate for the full amount of the damage.

During the performance of work, users are responsible for the regular removal of waste, construction materials and other debris generated during the work. It is not permitted to dispose of garbage, discarded furniture or unused material in elevators, common areas of the building or on the land around the building. Users are required to clean the common parts of the building (staircases, corridors, halls, elevators and entrance) daily if they have been exposed to significant dirt as a result of the work.

9. Furniture and inventory

It is not permitted to bring in, take out or move existing furniture and inventory without prior approval from the administration or the responsible person.

10. Using toilets and shared sanitary facilities

Please leave the toilets and shared sanitary facilities clean and tidy after use. In the event of a lack of hygiene products, inform the staff or the responsible person.

11. Presence of animals

The presence of animals in closed areas of the building is not allowed, except in cases prescribed by law.

12. Responsible use of resources

Electrical devices, lighting, heating and air conditioning must be used responsibly and rationally. When devices are not in use, they must be turned off. Windows must not be left open while heating or air conditioning systems are on.

Elevators must be used responsibly and in accordance with their intended purpose. It is not allowed to overload the elevator or use it in a way that may cause damage or endanger the safety of users.

13. Visits and guests

In the event of the arrival of guests or organized meetings, users are required to inform the responsible person or reception in advance in order to coordinate the use of the space.

14. Alcohol, drugs and smoking

Consumption of alcohol, drugs and smoking (including electronic cigarettes and IQOS devices) is not permitted inside the building. Smoking is permitted only in designated outdoor locations.

By using the premises of the UNIPROMET building, you confirm your acceptance of these house rules and undertake to comply with the stated rules. By adhering to common standards, we ensure a safe, professional and pleasant environment for all users.

Violation of the house rules will not be tolerated and may result in restriction or termination of use of the premises.
